  • Organize meetings of Boards,

  • Guide and assist the Board

    Guide and assist the Board in the development of policies and procedures.


  • Assist in the administration of the provisions

    As requested by the Board, assist in the administration of the provisions of the Declaration, Articles of Incorporation, By-laws, Rules and Regulations and other policies of the Association (“Governing Documents”).


  • Maintain, update and keep all official records

    Maintain, update and keep all official records of the Association, and provide inspection of the records as required by law. All such records shall belong to the Association.


  • Ensure prompt attendance & timely responses to all correspondence.

  • Assist in resolving individual owner requests as they pertain to the administration of the Association, its common elements and Governing Documents.

  • Assist the Board of Directors in the evaluation, purchasing and/or renewal of all insurance coverage required by law, Association documents or industry standards.

  • Process and mail/email Florida Statutory notices to include: Budget, First & Second Notice of Annual Meeting.
  • Attend Board, Committee & Membership Meetings.

  • Process all Sales Applications, Estoppels and Rental Applications as required and/or requested by the Association.
  • Assist in the Compliance Process and respond to violations of the Association’s Governing Documents.

  • After-business hours for emergency purposes, 24 hours a day, 7 days a week, including weekends and holidays.

  • Prepare a recommended proposed budget for each ensuing year and facilitate the meeting to approve said budget.

  • Coordinate protection, and initiate work orders for repairs, replacement and maintenance to/of the Association’s property.

  • Conduct weekly inspections.

  • Provide Management Reports.
